RENTAL APPLICATION INFORMATION AND APPROVAL PROCESS

Rental Application Information and Approval Process

Before you begin:

-We prefer that you tour the property to ensure your interest prior to submitting an application.

  • All properties are offered in the condition as currently exists. (As Is) No representation is made that any changes of existing conditions, whether a repair or improvement will be made unless such are specifically set out and consented to in writing and signed by management.

-Please, be prepared to pay the application fee by credit card or EFT/ eCheck. The application fee is non-refundable.

-As part of this rental application, you will be required to provide your social security number, detailed contact information, rental history information, and employment/ income verification. 

-Each resident over the age of 18 must submit a separate rental application.

Application Fee: $50.00

The application fee may be paid via credit card or EFT/ eCheck.

A complete application is necessary from each adult (anyone 18 years or older) who intends to reside at the property. You must be at least 18 years old to apply. Processing of properly completed applications normally takes one or two business days.

If you feel you are qualified for the property after reading the attached Rental/Lease Policies, please follow these instructions:
1.    Complete the online application and submit.
2.    Please submit copies of 2 most recent pay stubs or, if self- employed then your last tax return plus personal financial statements for the last quarter.  You can also provide your 3 most recent personal bank account statements as proof of income.
3.    If your application is complete and accurate including payment of the application fee, and your references return calls promptly, it will be processed. If you qualify, you will be contacted to discuss the signing of the lease.
4.   The submission of an application does not guarantee approval.

Things that we do:
•    Income will be verified from copies of the prior months pay stubs provided with the application (offer letters are acceptable). Proof of income from social security, child support, alimony and /or spousal support must be documented.
•    We check the public record for any eviction history or other judgments.
•    We call your current and previous landlords to obtain a reference.
Some general qualification guidelines may include, but are not limited to:
•    Verifiable gross monthly income equal to three times the amount of the rent.
•    No recent evictions or other judgments.
•    A favorable landlord reference from previous landlords.

In some cases even if all of the above criteria are not met, an application may be accepted with an increased security deposit or some other modification. We will notify you as soon as your application has been approved or disapproved.

If pets are allowed, an additional fee will be required for each pet ($250 per pet). Prior written approval is required for keeping of any pet on the premises. As a general rule, animals with a perceived propensity for aggression or dangerous or damaging behavior will not be approved. Examples include Pit Bull, Rottweiler, German Shepherd, Doberman Pinscher, Chow, Great Dane.

Please read the following policies. If you feel you meet the guidelines for qualifying, we encourage you to submit an application. An incomplete application will not be considered.
